A new tenant identification sign providing 232 square feet of sign area for the Southfield Retail Center, located at 295-335 Princeton Hightstown Road. The new sign shall replace the existing tenant identification sign. Southfield is an existing 95,000 square foot shopping center on 15 acres with twenty mixed use retail stores in three separate buildings. It was completed in 1996, and its landscaping is now reaching maturity, especially its trees. The proposed sign’s design reflects the architecture of the existing buildings and will provide identification for all tenants rather than a select few. It also allows for an area to advertise space available. A waiver from compliance with Township sign ordinance standards will be requested with this application

The Applicant requires relief from Section 200-32A.2.a.3 and any other applicable requirements in order to remove the existing wall sign of 28 square feet and replace it with a wall sign of 140 square feet. The sign package, as proposed, will require a waiver in order to build a wall sign exceeding the maximum allowable sign square footage. Relief is justified because of the unique and exceptional physical conditions at this property including set back, traffic conditions and the existence of other structures.

Building 510 in Carnegie Center fronts on Route One. It is six stories high and Washington Group International, Inc. has been the sole tenant for several years. With its recent merger, the tenant wants to change the sign to read “URS”. The sign would be smaller than the existing sign and conforming in size (71.59 square feet), but would still be six stories in the air, where only two are allowed.
